Our fiscal year ends on September 30th. We alert you to the fact that any adjustment in the common fees is normally effective on October 1st. All unit owners are required to pay common fees and it's easier for everybody if postdated cheques covering payment of the common fees up to and including September 1st are submitted or mailed to the Corporation when you take ownership.
Sometimes people have a tendency to proceed with changes to their dwelling as if it were a single, free-standing unit. In a condominium complex this isn't always allowed. We urge you, therefore, to read your Bylaws to become aware of certain restrictions that exist. These Bylaws should have been provided to you by your lawyer. In the event you require another copy, please notify the Corporation in writing at the above address. Cost of this additional copy is $25.00.
The Board of Directors of the Corporation meets the third Monday of every month at the Community Centre at 6:30 p.m. sharp. If you have questions or concerns, it is preferred that you address the Board by letter. However, should you wish to discuss something in person, we welcome your attendance at the beginning of these meetings. Please call the above number at least 3 days prior to the meeting so the secretary can place your name on the agenda
Each month, minutes of the Board meeting are delivered to whoever is residing in a unit. We make every attempt to oversee the concerns of the Corporation as best we can, and these minutes contain directions and suggestions to residents. Please read them so you know what's going on. It is your responsibility as an owner to keep abreast of things. Now these minutes will be found here on our website. If you require a hard copy, please call and arrange to pick one up.
Our telephone (945-1473) has an answering machine should you need to leave word for the Corporation. This number is also used to register guest parking. Please call in the plate number of your guest's vehicle, your name and address and how long the vehicle will be staying. Keep in mind un-registered vehicles parked in guest spots, INCLUDING those belonging to permanent residents, are subject to towing at the owner's expense. Our parking conditions in this area are troublesome at best so please try to be considerate about parking privileges.
The Annual General Meeting of the Corporation is normally held on a Sunday in February or March. This meeting is usually relatively short. Nevertheless, it is very important and requires the involvement of all unit owners. This is where you have a chance to voice your opinion and we encourage you to get involved. You will receive a notice and agenda by mail, so if you are off-site please ensure that we have your correct mailing address. Your vote counts and we urge you to participate
The purchase of your town home entitles you to use of our Community Centre. This facility is located at 6500 Roseville Garden Drive (across from the park) and the phone number is 945-9090. The building has two party rooms, a fully equipped kitchen and a swimming pool with men's and ladies' dressing/shower rooms. Contact Gregg at the Centre for further details
We periodically need volunteers to sit on committees. If you have the time and inclination, please submit your name and phone number to the Board indicating which area you are interested in volunteering with.
Once again, welcome to the community. We certainly hope you will be with us for a very long while.
